Purpose and budget

What you'll need
Foreign buyers need a small set of things in place before a purchase can complete. We arrange most of them with you:
- Passport, plus a notarised Turkish translation
- Turkish tax number — quick to obtain, and we handle it
- A Turkish bank account for the transfer
- Biometric photographs
- Proof of the source of funds
- Power of attorney if you can't be present for the transfer

Can foreigners buy property in Türkiye?
Yes, citizens of most countries can buy freely. There are restrictions around military and certain strategic zones, and a few nationalities face limits. We check the specific property and your nationality before you commit to anything.
How much do I need to invest for citizenship?
There's a minimum property value set by the government, and both the figure and the conditions attached to it have changed more than once. We confirm the current threshold and the full requirements in writing before you commit any money — please don't rely on a number you read on a forum.
Can I buy without coming to Türkiye?
Yes, through a notarised power of attorney, which can be arranged at a Turkish consulate in your country. We'd still strongly encourage seeing the property in person or having someone you trust see it. Photographs hide a great deal.
What costs are there beyond the price?
Title deed transfer fee, valuation report, notary and translation, agency commission, and ongoing property tax and building fees. We itemise all of it upfront so the total is clear before you decide.
Is buying off-plan risky?
It can be, and it depends heavily on the developer. There are real advantages in price, but also real cases of delayed or unfinished projects. If you're considering off-plan, we'll look at the developer's track record and the guarantees in the contract before saying yes.
Do you take commission from developers?
No. We're paid by you, which is what lets us tell you when a property is overpriced or when the answer is to walk away.
